Description
If you love Maine outdoor activities but need to be close to
Portland, then Tarkiln Hill Estates is the place for your new home.
Sited on 95 beautiful acres, this community includes more than 50
acres of permanently dedicated open space with wonderful existing
trails for your passive recreational enjoyment. Surrounding the
Tarkiln Hill Estates open space are 1000+ acres of undeveloped land
abundant with moose, deer, turkey, partridge, other native wildlife
and natural features. Various local clubs maintain the major trail
systems in Raymond and abutting towns beyond Tarkiln Hill Estates
open space for everyone’s outdoor enjoyment.
Open Space Trails
The existing trails provide easy access through Tarkiln Hill
Estate’s 50-acre open space and deep into the forested areas beyond.
Activities such as walking, hiking, mountain biking, cross-country
skiing, snowshoeing, snowmobiling, and trail riding ATV’s are
allowed in the open space. The 3000 foot long main trail runs along
the North East end of Tarkiln Hill Estates and will have two access
points on Tarkiln Hill Road, making a scenic walking loop of just
under a mile. Great for that daily scenic walk or jog. Additional
trails for dedicated cross-country skiing and snowshoeing are now
being designed and will be available in the near future.
Land Management
Responsible forest management planning for the open space forest is
necessary to maintain and promote a healthy forest ecosystem while
reducing potential hazards such as those recently seen in
California’s conservation forests. Hancock Land Company was chosen
by the Developer to manage the Tarkiln Hill Estates open space
forest. Hancock Land Company is nationally recognized as a leader in
promoting multiple-use native forest systems. With Hancock Land
Company’s impeccable reputation and Forestry Stewardship Council (FSC)
Certification, they were the clear choice to preserve this beautiful
piece of Maine. For more information about Hancock Land Company and

Topography
The home sites at are situated on the South West side of Tarkiln
Hill and lead up to the peak of Tarkiln Hill while taking advantage
of the extraordinary westerly views. Tarkiln Hill is the tallest
peak (695 feet) East of Sebago Lake and Panther Pond, providing
superb elevated water and mountain views to the west and south with
stunning sunsets. You can even see glimpses of the ocean from
various easterly viewpoints on the ridge near the peak of Tarkiln
Hill!
The open space is situated on the North East side of the hill,
preserving the wonderful existing trails and unique natural features
of the land. Walking about the open space trails, you’ll find many
interesting granite outcrops, fieldstone, old stonewalls, vernal
ponds, and indigenous varieties of flora and fauna. Any motorized
traffic traveling through the open space trail (such as snowmobiles
and ATVs) will not be heard by the Tarkiln Hill Estates residents
because the trail is located on the opposite side of the hill far
away from the residential areas.
Flora and Fauna
Native varieties of deciduous (oak, maple, birch, beech, etc)
and coniferous (pine, spruce, fir, etc) trees cover the land. An
assortment of indigenous Maine wild flowers, mosses, ferns,
fiddleheads and various berries (including blueberries!) are easy to
find at various times of the year. The wildlife on Tarkiln Hill is
incredibly diverse. You can often spot deer, moose, turkey,
partridge, rabbit and many varieties of birds if you walk very
quietly and stay alert. The vernal ponds are an excellent place to
secretly watch native animals in their natural wilderness habitat.
